Our investor reports (Investor Standard, Investor Pro, and Postcode Scout) add full ARV estimates from comparable sales, 70% rule analysis, ROI projections, flip and rent financials, renovation scoping, and seller motivation indicators. Every report includes local market data and risk flags covering flood zones, subsidence, conservation areas, and more.

What is the difference between your report tiers?

We offer four products to match your needs. Homebuyer Report (£199) gives homebuyers comprehensive property and area intelligence, including valuations, risk flags, schools, transport, running costs, negotiation context, mortgage affordability, and EPC improvement plans. Investor Standard (£495) adds full ARV, 70% rule analysis, and flip or rent financials for a single property. Investor Pro (£895) gives you flip and rent side-by-side with value-add angles and an executive summary. Postcode Scout (£1,795) analyses up to 6 properties in your chosen area.

How long does a report take?

Homebuyer Report, Investor Standard, and Investor Pro reports are typically delivered within 2-3 working days. Postcode Scout takes 5-7 working days as it covers multiple properties across your chosen area. Turnaround depends on the complexity of the area being researched. What areas of the UK do you cover?

We cover all of England and Wales. Our research uses Land Registry data, local authority records, and publicly available listings to build each report. Scotland and Northern Ireland use different property registration systems and are not currently supported.
